OUR FOUNDER

Jessica T. Ornsby-Arthur, Esq.

Built by the Attorney Landlords Call When They Need Support.

Before founding DC Landlord Advisors, our founder spent over a decade litigating the disputes that define landlord risk in the District: TOPA violations, rent control overcharge claims, contested evictions, habitability suits, and security deposit litigation, in DC Superior Court's Landlord-Tenant and Civil Actions Branches. That experience is the foundation of our property management approach. Every policy, lease clause, and maintenance protocol we use exists because we've seen — in court — exactly what happens when it's missing.

• Litigator, DC landlord-tenant disputes

• Direct experience in Landlord-Tenant Branch proceedings

• Advises exclusively on DC properties and DC law

OUR PROCESS

Thoughtful, Legally-Backed Management

01

Portfolio Review

We review leases, unit condition, and any open compliance matters, including licensing, or rent history.

02

Risk Remediation

Leases and notices are brought current with DC law before we take over day-to-day management.

03

Full Management

Monthly reporting, maintenance, and compliance tracking.

04

Ongoing Legal Oversight

Attorney-level review on every notice, increase, and dispute — for the life of the engagement.

The Difference

DC does not manage property like other cities. Neither do we.

01

Notices and leases drafted like a filing

Leases, notices, and renewals are built to withstand DC Superior Court, not just to get a tenant in the door.

02

Compliance handled before it becomes a problem

Scheduled maintenance, responsive contractors, and an eye on the changing law to help you focus on profits rather than issues.

03

Evictions without the guesswork

When non-payment or lease violation requires court action, your file moves from property manager to counsel with no handoff delay.
